A review of 2^nd quarter sales at Summerset (an over 55 community) in Brentwood CA (east Contra Costa County), shows that 12 homes closed.  This number is down 30% vs. YAG 2010.  One home closed in May 2011 and two homes in June 2011, which pushed the final number down.  However, there is a heavy inventory of PENDING sales (foreclosures and short sales), so this could inflate the 3^rd quarter numbers.  Here is a link to 2^nd quarter home sales.

Homes come on the market almost weekly and there is a strong demand for detached homes priced under $300K.  Currently in Summerset, there are 35 homes for sale; sizes from 1252-2857 square feet, with prices ranging from $215-$549K.  A great value just came on the market at 462 Summer Red Way for $159 sq ft.  If you like a corner lot and a golf cart, this home is for you.  As with this home, most homes in Summerset are gently used, but most buyers will want to update with granite countertops or stainless appliances that were not so important when these homes were built 7+ years ago.   CLICK HERE to view all current Summerset listings. This Saturday, from 8AM-1PM, is Summerset’s Yearly garage sale.  Once a year, the general public has access to all four (4) Summerset locations to see the treasures you have to purchase.   Summerset is an OVER 55 community in Brentwood, CA (eastern Contra Costa County).  Summerset 2 is located off Balfour, just east of the Hwy 4 Bypass.  Summerset 3 & 4 are north of Balfour, off of Fairview drive.  Summerset 1 is south of Balfour, off Central.  Come early and enjoy our hospitality, but bring your wallets!

Brentwood, located 50 miles east of San Francisco has two “over 55″ active adult communities: Summerset and Trilogy Vineyards.  Here are two of the fun events taking place in Brentwood this weekend….

A semi-annual fundraiser for Garin Elementary School’s Library featuring 29 vendors will be held on Saturday April 16th, from 10:00 am - 2:00 pm at Summerset 4’s Orchard View Lodge. 770 Centennial Drive, Brentwood. The Easter Bunny will also be in attendance from 10AM-noon.

Currently, there are three (3)l “best values” in Summerset, based on best value per square foot.  All 3 are priced near $160 sq foot.  The first is a SHORT SALE located on McPrince.  The 2^nd is on Tayberry and has over 2100 sq feet.  It needs some updating and cosmetic work on the walls & woodwork from wheelchair encounters, but it is light and bright. March is here and the clocks are almost ready to spring-forward!  This is the month of green beer, mardi gras, and the start of the home-buying season.  If you are over 55 and want an affordable “over 55” retirement area that is close to shopping and a major city, think Summerset; Brentwood’s original active adult community.

Currently in Summerset, there are 26 homes for sale; sizes from 1121-2857 square feet, with prices ranging from $225-$550K.  The best value per square foot is a SHORT SALE located on Centennial Drive, priced at $155 per square foot for 1582 sq feet.  This home is located on the golf course and has granite countertops.  Unfortunately, this home is priced under comps in the area, but you may get lucky with the bank accepting your offer!  Most homes in Summerset are gently used, without granite countertops or stainless appliances and tile/wood floors that were not so important when these homes were built 7+ years ago.  To view all current Summerset homes for sale click here!  (Link is only good for 30 days)

February had only two homes sell in Summerset.  Both were the same model and on the same street.  Here is a link to those homes.

Homes that are a good value and priced below $300,000 are moving quite quickly in Brentwood.  This bedroom town, known for its fertile land,  had 69 homes sell in January 2011.  Of the 69 homes SOLD, the average & median prices were around $300K.  The average days on market was just over 30 days, showing a strong buyer interest. 

The least expensive home SOLD over-asking at $136,500; with 2 bedrooms/2 baths and 1026 square feet.  The most expensive was a gorgeous Meritage home, built in 2008 with 4223 sq feet, and selling for $124 sq foot at $525K.  (A builder cannot build this home in today’s market for this price.)
