Spring has arrived in Summerset with trees & plants in full blossom and residents out walking and working in their yards.  Currently in Summerset, there are 27 homes for sale; sizes from 984-2857 square feet, with prices ranging from $189-$949K. 

Currently, there are three (3)l “best values” in Summerset, based on best value per square foot.  All 3 are priced near $160 sq foot.  The first is a SHORT SALE located on McPrince.  The 2^nd is on Tayberry and has over 2100 sq feet.  It needs some updating and cosmetic work on the walls & woodwork from wheelchair encounters, but it is light and bright. If you’re over 55 and searching for a Northern California retirement community near Hwy 5/99, you owe it to yourself to check out two of Del Webb’s communities: Glenbrooke in Elk Grove and Woodbridge in Manteca.

Glenbrooke in Elk Grove, CA has 8 models priced from $199,990. In the 3^rd quarter of 2010, 25 homes SOLD in Summerset, an over 55 “active adult” community located in Brentwood.  On the low end of the range were 3 identical duets (984 square feet with a single car garage) and they sold for $148,000, $155,000 and $172,000 respectively.  There were no sales over $500,000, but a 2179 square foot home sold for $472,500.  (Click here for a link to homes sold in the 3^rd Quarter 2010; link good for 30 days)

Most homes sold for slightly under asking price, and the majority of the sales were under $325,000.  This appears to be the new price-point that most folks are seeking.  The smaller sized homes move very quickly, especially priced below $250K.
