Currently in Summerset, there are 17 homes for sale; 70% LESS than this time last year. Inventory priced well moves quickly! I showed a buyer 3 homes this weekend, by Monday they were all PENDING. Since last May, rents have gone up a minimum of $100/month. The least expensive rental rate in Summerset is currently $1600/month. Here is a link to current available rentals. Renting in Summerset is a great way to “test the waters” and see if you want to live in a retirement community.
Summerset is an “OVER 55″ community in Brentwood (50 miles east of San Francisco). Summerset has just over 2000 previously owned homes located in four (4) communities, each having a pool, hot tub, work out area, bocce courts, and an activity director to plan events and assist residents. The Brentwood Golf Course runs throuhout Summerset, providing a sea of green grass and adding to it’s tranquility. (It is not part of Summerset, so dues for golf are NOT included in HOA dues.) Acoustic weekend afternoons are back at Hannah Nicole Vineyards in Brentwood. Happy Belated New Year! I hope you had a wonderful holiday and may you have a healthy 2012! After an enjoyable Christmas, I caught a bionic cold, and it is great to be back at the computer and seeing the sunshine.
There were 69 homes SOLD in Summerset in 2011 and homes SOLD for 97% of List Price! The highest sale was $500K (list price of $536K) and the lowest price sale was $180K (list price of $179,900). The average days on market (DOM) was 61 days and the average sales price in Summerset was $291,900!
Comparing 2011 to 2010 Sales, the DOM went up 16 days, from 43 days in 2010. The average sales price for 2011 went down $15,000! ($306K average of 2010) This is only -5% vs. YAG! The number of homes SOLD in Summerset for 2011 went down to 69 homes, vs. the 74 homes that sold in 2011. This shows a market that is still desirable for those over 55, wanting to live near a large city and have medical facilities less than 10 minutes away! The average price per square foot cost went down -6%.

Labor Day weekend is the “official” ending of summer, but the pools here at Summerset will stay open until the end of October. Hot tubs are open year-round. Summerset 2’s annual fund raiser for the “Care Bears” is September 18th called Sip & Stroll. A day to taste food from local restaurants, sip wine, enjoy a classic car show, listen to music and take part in a silent auction. This month events also include a visit to the Castle Winery in Calistoga, Red Hawk Gambling Bus Tour, and a Vagabond Player’s show are all on the agenda.
Weekly Bocce and monthly happy hours will also entertain you as a Summerset resident. A review of 2nd quarter sales at Summerset (an over 55 community) in Brentwood CA (east Contra Costa County), shows that 12 homes closed. This number is down 30% vs. YAG 2010. One home closed in May 2011 and two homes in June 2011, which pushed the final number down. However, there is a heavy inventory of PENDING sales (foreclosures and short sales), so this could inflate the 3rd quarter numbers. Here is a link to 2nd quarter home sales.
Homes come on the market almost weekly and there is a strong demand for detached homes priced under $300K. Currently in Summerset, there are 35 homes for sale; sizes from 1252-2857 square feet, with prices ranging from $215-$549K. A great value just came on the market at 462 Summer Red Way for $159 sq ft. If you like a corner lot and a golf cart, this home is for you. As with this home, most homes in Summerset are gently used, but most buyers will want to update with granite countertops or stainless appliances that were not so important when these homes were built 7+ years ago. In the 1st quarter of 2011, 10 homes SOLD in Summerset, an over 55 “active adult” community located in Brentwood, CA (50 miles east of San Francisco); compared to 16 homes which sold Jan-Mar 2010. (-60% vs YAG) On the low end of the range was a duet at $180,000; compared to a similar unit sold in 2010 for $200,000. The highest sale was $382,000 for a 1793 square foot home; compared to over $500K for a 2000+ sq foot home in 2010. The sales data shows that buyers are now more price-sensitive on their home purchases than they were in 2010, and homes priced below $300,000 move quickly if they are in good shape.
