Summerset – August 2016 Re-sale Home Update

UPDATE 8/18/16:  Summerset currently has 16 homes available for re-sale.  Homes in Summerset range from 984 sq. ft. to +/- 2700 sq. ft.  All homes are single story, and built from 1994-2005.  Currently there are 2 duets for sale (the smallest models) and 4 of the largest models available (Cascade & Majestic)

AUGUST 2016 UPDATE – Trilogy Vineyard re-sale homes….

Summerset Re-sale Update -July 2016

UPDATED 7/28/16 – Summerset is an “over 55” community in Brentwood; with 2,000+ homes in 4 communities.  The homes were built from 1994-2005, and offering a minimum of 2 bedrooms, 2 baths, garage, and 9′ ceilings in a gated environment.

Currently, there are 16 homes on the MLS in Summerset; with a total of 6 homes next to/on the golf course that are available. Here is a link to current homes on the MLS.

The Average Sales Price for the 2nd Quarter 2016 was $488K, with the average days on market at 32.  There were 31 homes sold; the lowest was a duet at $340K, and the highest was a golf course Majestic in SS#4 at $749K.  (A record sale at Summerset!)   Here is a link to 2nd Quarter 2016 sales.

Trilogy Vineyard Re-sale Properties….

UPDATED 7-28-16: Trilogy Vineyard Resale homes can be a great alternative to purchasing a new build.  These homes have the warranties, a completed yard, window coverings and included upgrades that would cost much more to add on to a new build.   The first homes were built in 2007, so floor plans differ from the current 3 Collections being offered.  The last re-sale price on the entry-level/smallest re-sale home (the Alicante – 1468 sq. ft.), had a $560K recorded sales price in April 2016.

There are 5 re-sale homes now on the MLS…  an Alicante (1468 sq. ft.), a Rafael (2751 sq. ft), a Maxime (2846 sq. ft.), a Tropez ( 2970 sq. ft.), and a Cetera (2338); which is a FORMER MODEL (built 2006) and all decked out, including a vineyard view.  Here is a link to current TRILOGY VINEYARD RE-SALE HOMES

JUNE 2016 – Summerset Update

Summerset is located in Brentwood and made up of 4 communities: Summerset 1, Summerset II (The Palms), Summerset III (Vista), and Summerset IV (The Orchards).  Each community has its own home owner’s association (HOA), recreation center, pool/hot tub, work out area, and activity director.  Once you are a resident of Summerset, you will receive a monthly activity calendar, and can attend activities at any of the four Summerset locations.  The monthly HOA’s range in price from $88 – $145 (approx), depending on the community.  The Brentwood Golf Club has its a 27-hole course that runs throughout Summerset; this is a public course.

TRILOGY VINEYARD RE-SALE HOMES – MAY 2016

1611 Gamay Lane Brentwood CA-small-001-Front-666x444-72dpiUPDATED 5/23/16 –  TRILOGY VINEYARD re-sales are a great alternative to purchasing a new build.  With these homes, your decisions are done, and many upgrades offered would cost much more in the purchase process.  These homes were first built in 2007.  The first homes are in the Bordeaux Village, with 18′ Legoni Signature ceilings.  The homes built later, may or may not have these tall ceilings, as they became a $60K upgrade.

Currently, there are 4 re-sale homes available (1 is Contingent), built from 2007-2014, and here is the link to these homes.  Prices ranging from $718,500-$1,250,000.  All of these homes are move-in ready, so no decisions necessary on landscaping, window coverings and fixtures.

Recent re-sales averaged 67 days on the MLS, with a median list price of $882K and a median sold price of $640K.  Two of these homes were only on the MLS for a few days, and both of these homes had vineyard view lots and both were located on Chardonnay Lane.

photo_4192238-100x75UPDATED 5/26/17:  SUMMERSET re-sale home sales average 32 days on the MLS, and an average list of $517,000!  Most buyers are looking for homes priced below $500K, but if the home is “move-in-ready” with upgrades, buyers are willing to spend the extra monies.

Most homes in Summerset sell from April-October.  Currently, there are 10 homes on the MLS, ranging from $419,999-$617,000.  Here is a link to these homes.

SUMMERSET’s GARAGE SALE will be held on Saturday, May 21st, from 8AM-2PM.

This annual event is always held the 3rd Saturday of May.  All 4 Summerset locations will be taking part.  You will find maps of participating homes at each entrance gate.  Gates OPEN at 8AM, but the line forms early!   Lots of treasures to be found, and you can sell them next year at your garage sale.  :)

April 2016 – Trilogy Vineyard Re-sale Homes….

UPDATED 4/28/16 – Trilogy Vineyard re-sale homes are a great way to purchase an “almost” new home, without the hassle of putting in a yard, window coverings, and deciding on upgrades & their costs.  These homes range from 1480 – 3100 sq. ft; and start around $575K,  Currently, there are 7 re-sale homes on the MLS, and here is a link to those homes. 

There are now 3 homes priced at $1 million+, and all are the Tropez model with views of the city or the vineyard. These homes are upgraded and still offer the Shea warranty.  The smallest re-sale is the Ravello model, that was only built on corner lots.  This home is 1728 sq. ft. and has a front courtyard and covered rear patio.  The solar Treamonti model on Miwok is the newcomer to the MLS.
